I help homebuyers and homeowners navigate the mortgage process with clarity and confidence. Throughout my career, I’ve been involved in thousands of mortgage transactions, helping clients secure the financing needed to achieve their homeownership goals. As a Certified Mortgage Advisor with E Mortgage Capital, I work with a wide range of loan programs — from traditional agency financing to flexible Non-QM solutions for self-employed borrowers and investors.

A Discovery Call helps me understand your goals and needs before any quote, and requesting one does not pull your credit.

How it works

  1. Discovery Meeting

We talk through your goals, your timeline, and what you may qualify for.

  2. Custom Quote

I prepare options tailored to you after Discovery. Requesting one does not pull your credit.

  3. Application & Documents

You apply and upload documents securely. For a purchase, this is where your pre-approval comes together.

  4. Underwriting

The lender reviews your file, we lock when the timing is right, and I keep you updated.

  5. Clear to Close & Funding

You review your final figures, sign, and your loan funds.

Loan types I can help you with

As your Mortgage Loan Originator, I, David M. Schweickert III (NMLS #834967), review your goals, income, assets, and property, then walk you through which of these options may fit your scenario.

Purchase

Whether you’re buying a primary home, second home, or investment property, I’ll help you compare purchase financing options that fit your scenario, from traditional agency and Jumbo loans to Non-QM solutions.

Traditional financing

  • Conventional: standard purchase loans for qualified buyers.
  • FHA: government-insured loans with flexible credit and down-payment guidelines.
  • VA: purchase loans for eligible veterans and service members.
  • USDA: purchase loans for homes in eligible rural and suburban areas.
  • Jumbo: financing for loan amounts above conforming limits.

Refinance

Every client’s situation is unique. Whether you want to lower your payment, change your loan term, tap equity, or restructure investment financing, I’ll compare strategies that support your long-term goals.

  • Rate-and-term refinance: change your rate, term, or loan type.
  • Cash-out refinance: turn home equity into cash for your goals.
  • DSCR and Non-QM refinance: refinance investment or non-traditional files using the same programs listed below.

HELOC & HELOAN (second mortgages)

Home-equity options for Primary Residences, 2nd Homes, and Investment Properties:

  • HELOC: flexible, revolving access to your home equity.
  • Fixed-rate HELOAN: a lump-sum second mortgage with predictable payments.
  • Other second-lien options: used when keeping your first mortgage makes more sense than a cash-out refinance.

Reverse mortgages

  • Standard reverse mortgage: a HECM-style option that lets homeowners 62 and older access home equity (HUD-approved counseling required).
  • Reverse mortgage for purchase: use a reverse mortgage to buy a home (eligibility and counseling requirements apply).

Bridge / Buy Before You Sell

  • Bridge financing: buy your next home before your current home sells.

Non-QM: Alternative Documentation Variations

Self-employed borrowers and complex income profiles often need alternatives to standard W-2 underwriting. These options can be used for a purchase or a refinance.

Income documentation alternatives

  • Bank Statement: eligible deposits from 12 or 24 months of personal or business statements are used to calculate qualifying income.
  • P&L Only: a profit-and-loss statement documents self-employed income.
  • 1099 Only: 1099 forms document income in place of full tax returns.
  • W-2 Only: W-2 forms document income in place of full tax returns.

Asset-based qualifying

  • Asset Qualifier: qualify using eligible assets without a traditional debt-to-income calculation.
  • Asset Depletion: eligible assets are converted into monthly qualifying income.
  • Full Doc Plus Assets: a Full Doc file strengthened with additional eligible assets.

Borrower profile

  • Community Development Lending (Primary Residence): for buyers and owners of a primary home with limited credit or income history; qualifying is based on credit history, home equity, and verified assets and reserves, and homebuyer education is required.
  • Foreign National: financing for borrowers without traditional U.S. credit.
  • Other Non-QM options: for unique credit, asset, or income situations that don’t fit conventional guidelines.

Investor & property-based financing

  • Investor DSCR: purchase or refinance based on the property’s cash flow rather than personal debt-to-income.
  • Investment property: purchase and refinance options for 1–4 unit and other investor properties.
  • Short-term rental: financing for short-term rental strategies where program guidelines allow.
  • Short-Term Equity-Based Financing: short-term capital when speed and equity matter.

Ask me about your specific scenario. The right fit depends on credit, equity, property type, occupancy, and documentation.

Availability varies by state and program; subject to credit approval.
